Switchback Terrace Homesites at Spruce Peak

Switchback Terrace is an exclusive neighborhood development at Spruce Peak designated for luxury single-family homes. Our land planners worked alongside the resort’s owners to develop a plan for nine new lots, with slope side access and unparalleled views of Mount Mansfield. The team’s alpine terrain experience was essential to laying out homesites on physically challenging, steep sites. Each home was positioned to maximize the mountain views and provide direct access to the ski trails, while confirming viewsheds would not be affected by development on adjoining parcels. By maintaining the view corridors, we were able to increase the value of the real estate. VHB used 3D terrain modeling to develop sketches to market lots to prospective buyers and demonstrate the massing and the maximum development footprint of each homesite. Models were created for each floor so the owner could fully understand the build-out potential and demonstrate the value of each lot to prospective buyers. Currently, parcels are being sold for $1.2 to $1.9 million, and buyers are working with award-winning architects to design legacy homes.
