Merrimack Premium Outlets is a 171-acre open-air shopping center that features more than 100 outlet stores, 550,000 square feet of retail space, several restaurants outparcels , and has created more than 800 job opportunities. When Simon Property Group, Inc.(SIMON ®) was looking to open an upscale outlet mall in Merrimack, New Hampshire, there were several obstacles to overcome for this development to be a success, including an extensive permitting and entitlement process. VHB has a long-standing and successful working relationship with SIMON® and was recruited to help lead the team through the local regulatory process.
Once all permits were granted and the plan was approved, VHB was retained to provide survey, traffic, and site/civil engineering services. In addition to site improvements, VHB designed several extensive off-site transportation system improvements, off-site sewer and water system improvements, and environmental mitigation measures for proposed wetland impacts. VHB is currently providing roundabout design alternatives, wetland impact assessments, and site designs for Monahan Companies’ proposed mixed-use 20-acre parcel property located adjacent to the outlets. The proposed development consists of six buildings, including five levels for each structure, with retail and restaurant space on the bottom floors, and office and residential units for the upper levels.
