Second Building at Edgemere Commons Opens in Far Rockaway

Milestone marks progress on major mixed-use development in Queens.

With the issuing of the final construction monitoring report in August, Edgemere Commons’ second building, B1, is now officially complete, marking another step forward in the transformation of Far Rockaway, Queens, into a vibrant, mixed-use community. This follows the completion of Building A1 in July 2024. Working with the New York City Department of City Planning (DCP), VHB provided independent construction monitoring services—its first project of this kind—helping to confirm environmental compliance and support the successful delivery of this milestone.

Edgemere Commons is actively transforming an underutilized site into 11 new mixed-use buildings designed to provide more than 2,000 residential units, retail destinations, and improved public spaces. The project represents a significant investment in the Far Rockaway community, creating opportunities for local businesses, expanding housing access, and enhancing neighborhood connectivity.

In addition to tracking compliance, VHB played a key role in helping the developer team maintain momentum and meet critical milestones. Through regular coordination with DCP and the developer, VHB provided transparent reporting and guidance that kept construction aligned with the project’s restrictive declaration goals.

Building B1 sets the tone for the larger development. The completed site introduces safer streetscapes, an advanced stormwater retention system, and public realm improvements that contribute to a stronger sense of place. While construction continues across additional phases, including Building A2, which is currently under construction, and Building B2, which is expected to begin construction in Summer 2026, VHB remains engaged in monitoring as the development steadily takes shape.
