
Construction is underway at Patcong Farms, a 95-lot single-family home community taking shape along Patcong Creek in Egg Harbor Township, New Jersey. Led by developer D.R. Horton in collaboration with VHB, this transformative project is converting a long-vacant former nursery into a vibrant, waterfront neighborhood that integrates new housing, infrastructure, and recreation with the surrounding natural environment.
VHB partnered closely with the township to help shape the redevelopment strategy, guiding the project from early concept through approvals. The 56-acre site spans two distinct Coastal Area Facility Review Act (CAFRA) zones, requiring careful coordination around tree preservation, stormwater systems, and public access. VHB prepared the Preliminary and Final Major Subdivision Plans and led the entitlement process, securing approvals from more than a dozen agencies.
The site’s layout reflects its unique setting. Rather than follow a traditional grid pattern, the community features a curvilinear street design that responds to the natural contours of the land and protects existing wetlands. This approach preserved mature trees and sensitive environmental features while creating a distinctive, non-linear neighborhood character.

Patcong Farms also introduces two play areas and a new public-access kayak dock that opens greater recreational use of Patcong Creek for residents and the wider community.
Once complete, Patcong Farms will offer more than just homes—it will deliver lasting value to Egg Harbor Township through improved infrastructure, resilient design, and expanded access to the region’s natural assets.
