VHB recently joined Conifer Realty, local officials, and community members to celebrate the groundbreaking of Perry & Main, a 100 percent affordable, mixed-use housing development in the Incorporated Village of Port Jefferson, New York. Located near the Port Jefferson train station, the project is a key component of the Village’s long-term vision to create a vibrant, transit-oriented district that expands housing options and supports local businesses.
Since 2021, VHB has partnered with Conifer, BHC Architects, CDC-Long Island, and the Village to advance Perry & Main from concept to construction. The 51-unit development will provide high-quality, affordable homes and ground-floor commercial space in a walkable setting, helping address the significant housing demand on Long Island while supporting economic revitalization. Demolition of existing structures will begin in the coming weeks, marking the next major step in transforming this underutilized site into a community asset.
VHB’s integrated team delivered a full suite of services, including State Environmental Quality Review Act (SEQRA) compliance, civil engineering, entitlement support, and traffic and parking analyses to help move the project through the region’s complex approvals process. VHB also provided Site Investigation & Remediation (SIR) support, landscape architecture, and assistance with the New York State Homes and Community Renewal (HCR) application process, including support for Conifer’s Low-Income Housing Tax Credit submissions.
Throughout entitlements and permitting, VHB served as a strategic partner to Conifer and the Village, coordinating closely with municipal staff, the Planning Board, and local stakeholders. The project secured the necessary local approvals, and is now progressing through the building permit phase, with demolition and construction anticipated to begin this year.
