St. Johnland is a provider of skilled nursing care, with specialties in Alzheimer’s, dementia, head injury rehabilitation, subacute care, and adult day care. In 2022, this non-profit organization added a new assisted living facility with 80 residential units and 100 beds to its 100-acre campus in Kings Park. This new facility expanded access to high-quality care for residents of varied financial backgrounds.
VHB led the permitting, environmental review, and site planning and design effort—advancing the project within a sensitive waterfront and river corridor overlay district. The development required close coordination with the Town of Smithtown, Suffolk County agencies, the New York State Department of Environmental Conservation (NYSDEC) and the New York State Department of State (NYSDOS). Our team developed a SEQRA strategy, completed Part I of the Environmental Assessment Form and Coastal Assessment Form, developed an effective Stormwater Pollution Prevention Plan, and advanced the project through the local approvals process in Suffolk County. When a sewer connection proved infeasible, VHB evaluated alternatives and guided selection and permitting of a Fuji Innovative/Alternative on-site wastewater treatment system, which supported aquifer protection while enabling the project to move forward. Our collaboration with the team helped deliver the infrastructure for a state-of-the-art facility and a context-sensitive design that fits into the surrounding neighborhood.
