VHB Partners with Rhino Capital Advisors and Breaks Ground for New Development

Redeveloping spaces that serve the interests of both the public and environment is crucial to VHB’s mission of bettering our communities. By partnering with Rhino Capital Advisors in its newest real estate endeavor, a new 101,200-square-foot warehouse in Easton, Massachusetts, it further advances VHB as a leader in sustainable solutions for new real estate developments.

Rhino Capital Advisors, a net-lease real estate investment company, recently broke ground on the property, located at 530 Turnpike in Easton, which is set to be fully leased by Beacon Roofing Supply. Formerly a recreation center, the previous use of the 70-acre site disturbed wildlife in the area, specifically with driving range netting which obstructed movement for the local wildlife. With this piece of the land being an Area of Critical Environmental Concern (ACEC), thoughtful planning went into the overall reconstruction of the site.

“This is a great project, as it’s taking eight acres of disturbed land on the 70-acre site and returning it to its natural habitat,” said Matt Kealey, Senior Project Manager at VHB. “The project went through local permitting and the Massachusetts Environmental Policy Act Office (MEPA) process. MEPA staff were very receptive to it and appreciate that the redevelopment will restore the area as opposed to additional environmental impacts that new construction can sometimes impose.”

Beacon Roofing Supply, headquartered in Herndon, Virginia, is the largest publicly traded distributer of roofing and building materials, and pledges to prioritize the surrounding environment. The redevelopment of this massive area of land is leading the way for a new era in sustainable construction with VHB at the forefront of transportation and permitting efforts.

Matt said, “As a traffic engineer, this was a unique opportunity to be able to easily predict future traffic. Beacon Roofing Supply will be generating less traffic than the site’s previous use, which overall is an environmental benefit.”

Construction is expected to be completed in spring of 2024.
