NYU Langone Opens New Ambulatory Care Center in Patchogue

Expanding access to outpatient care through adaptive reuse.

NYU Langone Health recently celebrated the opening of its new Ambulatory Care Center in Patchogue, New York, transforming a long-vacant retail building into a modern outpatient healthcare facility. VHB provided integrated engineering, surveying, and environmental services to support the adaptive reuse project, helping prepare the site for its new role as a healthcare destination.

Developed within a former Burlington Coat Factory building, the 54,000-square-foot facility brings outpatient surgical services and multispecialty physician practices together in one location, making specialized care more accessible for patients across the surrounding community. The project also supports the Village of Patchogue’s ongoing downtown revitalization by returning a prominent commercial property to active use.

While the existing building provided the foundation for the new ambulatory care center, the surrounding site also required significant updates to support its new purpose. VHB helped modernize the property's infrastructure through utility, stormwater drainage, access, and circulation improvements, while providing surveying, environmental, and permitting services that helped the project team navigate existing site conditions and advance the redevelopment. The work also included enhancements to parking, pedestrian connections, patient drop-off areas, and site landscaping, enhancing the site’s functionality for patients, visitors and staff.

“Adapting an existing retail building into a healthcare facility required rethinking how the site would support a new use—from access and circulation to the infrastructure needed for daily operations,” said Angelo Laino, Manager of Civil Engineering at VHB. “The site is now better equipped to support NYU Langone’s delivery of high-quality outpatient care while giving new purpose to a long vacant building in the Patchogue community.”
