Far Rockaway has long faced challenges in providing affordable housing near transit and essential services. Beach Green Dunes III meets this challenge with an eight-story, mixed-use building, featuring ground-floor retail and a new transit plaza that connects residents directly to the Beach 36 Street–Edgemere A train station. The development will provide 138 affordable homes, including 31 units for seniors, offering long-term housing security while supporting walkable, transit-oriented living.

VHB worked closely with The Bluestone Organization and City agencies to move the project forward efficiently, providing site planning, civil design, permitting support, and environmental review. Designed to achieve Passive House certification, Beach Green Dunes III integrates sustainable features including a closed-loop geothermal system, rooftop solar panels, porous paving, rain gardens, and stormwater management. These measures improve energy efficiency, enhance climate resilience, and protect local ecosystems.

Beach Green Dunes III is a key step in the revitalization of Far Rockaway, showing how thoughtful transit-oriented development can strengthen neighborhoods, connect communities, and shape vibrant, resilient communities.
