West Bayside Master Development Plan

VHB is providing traffic and transportation planning services for The Bayside Master Development Plan, a mixed-use development in Portland, Maine. Spanning 10 years, this ambitious project is divided into five phases, encompassing the development of more than 800 rental units, commercial space, expanded green areas, and enhanced bicycle and pedestrian connectivity throughout the Bayside neighborhood.

Within the scope of the Development Master Plan, VHB conducted a Traffic Movement Permit / Traffic Impact Study focused on the preliminary phases of the project. This involved preparing a trip generation and distribution memorandum, which analyzed the expected traffic influx generated by the new development and compared it with traffic patterns from current property uses. Additionally, VHB reviewed past permits for the parking garage to gain insights into traffic assignment practices and leveraged census data to map local commuting patterns.

As the project progressed, VHB was also tasked with a Traffic Count Study and Capacity Analysis. These additional assessments aimed to produce smooth traffic flow and enhance overall connectivity within the Bayside neighborhood.
