For nearly 30 years, a prominent waterfront property along the Navesink River in Red Bank remained vacant due to its unpaved, muddy conditions and environmental constraints associated with historic fill. Despite its prime location, these conditions limited redevelopment and left a key stretch of the Borough’s waterfront disconnected from downtown. Denholtz Properties, with support from VHB, advanced a plan to transform this long-overlooked property into a residential community and restore its connection to the riverfront.
VHB studied site conditions to understand environmental constraints and how they could be addressed for residential redevelopment. Working within New Jersey’s environmental requirements, the team designed a capping strategy to isolate impacted soil and support regulatory approval for construction. Following remediation, VHB continues to support the project through long-term environmental stewardship, including ongoing monitoring and reporting to the New Jersey Department of Environmental Protection.
As the site evolves, Southbank at Navesink will successfully transform a long-abandoned waterfront site into a residential community, restoring its connection to downtown and the surrounding shoreline along the Navesink River.
