VHB provided civil engineering services to support the development of a new Season’s 52 restaurant at Roosevelt Field Mall, a premier regional shopping destination on Long Island. As one of VHB’s first assignments at the mall, the project established a foundation for ongoing collaboration with Simon Property Group (Simon) and showcased VHB’s ability to deliver responsive, context-sensitive site solutions in a complex retail environment.
VHB worked closely with Simon, the project architect, and the construction team to plan and design site improvements for the new restaurant pad. Our services included site layout refinement, grading and drainage design, utility coordination, and preparation of civil construction documents that integrated the restaurant into the mall’s existing infrastructure while maintaining safe and efficient operations for surrounding retail uses.
Leveraging deep local development knowledge and long-standing relationships with municipal and state regulatory agencies, VHB guided the project through the permitting and approval process, coordinating with local planning and engineering staff, utility providers, and New York State agencies to address site constraints and secure timely approvals. VHB's familiarity with local regulations helped streamline reviews, minimize redesign, and reduce schedule risk for the client, helping Simon deliver an upscale dining destination that enhances the mall's tenant mix and guest experience while supporting the long-term vitality of this retail destination.
