PepsiCo Distribution Center

Chesterfield County, VA

The PepsiCo warehouse and distribution center is a 228,000-square-foot high-tech facility that was developed to help this bottling giant meet the growing needs of their consumers. Situated on 26 acres in Chesterfield County, the $23 million investment allowed PepsiCo to consolidate operations from three older facilities in the region, which was hindering their ability to keep up with demand for their products. Armada Hoffler developed this new distribution hub for PepsiCo under a build-to-suit agreement. VHB fast-tracked the development through Chesterfield County’s Development Division in order to meet PepsiCo’s opening day schedule. Our close coordination with the County on the site plan review and approval process resulted in an expedited notice to proceed in just three months, allowing construction to begin early in the development process. The approvals also required VHB to create a master development strategy, for which we secured wetland delineation and jurisdictional determination of the wetlands through the U.S. Army Corps of Engineers on all 177 acres.
