Swift Creek Logistics Center

Swift Creek Logistics Center is a state-of-the-art industrial park located east of Atlanta in DeKalb County. The property is located near I-20 and I-285, making it one of the most desirable sites near Atlanta’s urban core. The 188-acre master-planned development includes three building pads totaling more than one million square feet of warehouse and distribution space.

VHB was engaged by IDI Logistics to move the development through permitting, and design the infrastructure to support the phased development of the site. Our team utilized LiDAR data and Civil 3D to generate earthwork computations, which informed a comprehensive mass grading strategy for the entire site, including stormwater infrastructure. When subsurface investigations revealed rock on one of the three building pads, our strategic approach enabled the team to move soil from the other two pads to minimize costly rock excavation. By addressing sitewide grading and drainage issues upfront, VHB secured separate permits for the individual building pads, giving the owner flexibility to deliver the three buildings on independent schedules as end users were identified. This phased approach optimized construction costs while maintaining project momentum.
